- Preparation and Brief
In the first stage we have an initial meeting undertaking a preliminary appraisal of your project giving you options and an understanding of the feasibility of the project.
- Concept Design
The concept design represents the design team's initial response to the project brief. When the project's parameters are established, we will begin developing concepts influenced by project scope, budget and your individual requirements. It’s not unusual to receive a number of alternative ideas for your projects as we think through broad issues, looking for advantages and design efficiency that meet the brief.
- Developed Design
When a concept is agreed upon, we refine the details of the final design. It is a significant opportunity to define the overall nature of the project before the town planning process commences. During this stage we engage and coordinate with the appropriate consultants and specialists.
Once the design is agreed with all parties the proposal will be submitted for town planning.
- Technical Design
At this stage we will prepare a full set of technical drawings including construction details, materials, systems, finishes and a schedule of works for the project. These will be used to secure Building Control Approval, to price the tender and construct the project.
At the construction phase of the project we will administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.
- Handover and Close Out
When all the building work is completed and the project is ready to handover we will inspect and value the works and issue a certificate.
